Do building owners have the right to put up such signs?

Installing “false” signs is not prohibited. If law enforcement agencies receive complaints about such misleading prohibition signs, the owners justify themselves by saying that this is just a recommendation, which means they cannot be called illegal.

If the territory where the parking is located is private, then restricting access to unauthorized persons is completely legal.

But in such cases, a checkpoint or barrier must be installed next to the “Customers Only” sign to indicate parking conditions.

If the parking zone is located on municipal or state property and is not a paid one, the installation of such signs is unacceptable, and drivers can ignore them.

Reasonable punishment

So, signs restricting parking without a checkpoint or barrier are only advisory in nature. The traffic rules do not provide for punishment for ignoring them, which means that it will not be possible to prosecute the driver for violating them.

The maximum legal consequence is a warning.

If there is any doubt that an area is privately owned, you can ask to see documents that certify the owner's right to restrict entry to or parking on the area.

If you are confident that you are right and decide to leave your car in a parking lot with a “Customers Only” sign, even despite threats to evacuate or harm it, make sure that any illegal actions will be recorded by the dashcam.
